Commercial Property Inspections

Commercial property inspections cover a wide variety of building types. Examples include the following:
  • Restaurants

  • Office Buildings

  • Schools

  • Large Apartment Complexes

  • Retail Stores

  • Strip Malls

  • Industrial buildings

  • Churches

  • Warehouses, Storage garages
Commercial inspections are performed in accordance with ASTM standard E-2018 for property condition assessment. Many of the items covered are similar to a residential inspection however; there are differences unique to commercial properties. This not only applies to the property but the client too. Commercial clients can often be professionals or investors and tend not to have a personal attachment to the structure as is typical with a residential inspection.

Some commercial properties may require additional specialists. Examples would be environmental, electrical, or HVAC concerns. EIS will determine the requirements and assemble the required team of specialists.

Commercial inspection reports are very comprehensive and provide detailed photos of every system and component along with detailed narrative descriptions. Recommendations of life expectancy of components and failure probability are part of a commercial inspection.

Fees for commercial inspections vary widely and require estimates prior to inspection.
