Pre-Purchase Home Inspections

The most common home inspection is the pre-purchase inspection. This usually takes place shortly after you have decided upon the home you want and have signed a contract with intent to purchase. Typically the contract is contingent upon the results of a home inspection before closing. You will want to make sure you are buying the home that is being represented by the seller or seller’s agent. In Virginia, the seller is required to give disclosure of any known defects or they can list the house “as is”. While most homes are listed “as is”, it does not necessarily mean there are problems but it does mean “buyer beware”. Also be aware that many home sellers are honestly not aware of problems that exist with the home they are selling.

What is included in the inspection?

At EIS, all home inspections are performed in accordance with the Standards of Practice of NACHI (National Association of Certified Home Inspectors). The prospective buyer can access the NACHI website at www.NACHI.org for more information on home inspections, standards of practice (SOP), and inspection ethics. The Standards of Practice cover the following areas of a home.

Pre-purchase home inspections typically take about 2 hours to complete and may take longer for very large or very old homes. Very detailed notes and recommendations will be included in the report so the buyer doesn’t have to take notes or try to remember everything discussed at the inspection. Also, your time is valuable and we don’t make you wait around for an hour while we generate an “onsite” report. The narrative style report takes time to compose and is created at our office rather than at the inspection site. This gives the inspector the time to recall, think, and diagnose all important details without being rushed and wasting your time. The full inspection report is delivered via email and is usually available the same day.
